Tenant Fees

Security Deposit (per tenancy. Rent under £50,000 per year):
1 Months’ Rent
This gets held by the DPS until the check out of the property has been carried out.
Unpaid Rent:
Interest at 3% above the Bank of England Base Rate from the Rent Due Date until paid, in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Early Termination (Tenant’s Request):
Should both the landlord and tenant agree to ending the tenancy earlier then the tenant would have to agree to cover all the landlords cost in finding a new tenancy and the vacancy period. This cost can be no more than the outstanding rent of the fixed term.
Holding Deposit (per tenancy): One week’s rent
We may choose to take this in order to reserve a property.
Please note: This will be withheld if any relevant person (including any Guarantor(s) withdraw from the tenancy, fail the right to rent check, provide false or misleading information, or fail to sign their tenancy agreement within 15 calendar days of the agreement time.
Lost Key(s) or Other Security Device(s):
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, Landlord or any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract at the Tenant’s request:
£50 (inc VAT) per agreed variation:
This covers the cost of the agents time and contacting the landlord to confirm and also re issuing the legal document. This includes when changing the sharer or removing someone from the tenancy agreement.
