The software has been proven to speed-up repair times and gives tenants peace of mind that their requests won’t be lost and forgotten.

Letting Advice

Before you rent think about the following things…

    • Where you wanted to be located?
    • What are your must-have criteria?
    • Budget: how much can you afford? (Don't over stretch yourself.)
    • How long do you want to live there? (Various fixed terms are available.)
    • When do you want to move? (Don't do it in a rush.)

The Process

  1. Viewings

    We advise viewing a selection of properties to ensure that you find the ideal home for you. When you find the one that is right for you, we will help you secure it.

  2. Making an Application

    When you have found a property that is suitable, we will provide you with an application. Once the relevant information has been completed and been accepted by the Landlord, the application fee will be payable. On receipt of this a full reference will be carried out before the tenancy can begin.

  3. Tenancy Agreement

    The Tenancy Agreement will be drawn up between you and your landlord and will provide you with the terms of your tenancy. It is vital that you read through the agreement thoroughly. We will also provide you with an EPC, Gas Safety Certificate and a 'How to Rent' booklet.

  4. Deposit

    Once you have the Tenancy Agreement you will be required to pay the deposit, which is typically equal to one month's rent but can vary. The deposit will be sent to the Deposit Protection Service. You will also be required to pay the first month's rent upfront before you move in.

  5. Inventory

    We will complete an inventory prior to you moving in. This is important as it is used at the end of your tenancy to check that everything is left in good order, please take time to look through this and make comments where you see fit.

  6. Move in

    Enjoy your new home and please report any repairs in the repair section of this page.


Fees


This includes: Tenancy Agreement; Check-in; Check-out; Registering the Deposit; Tenant Reference; Employer Verification; Previous Landlord Reference; Account Reference (if self employed); Identification Documents check.

* * £90 will be refundable if the application is turned down. This may be due to poor credit or other reasons. **There will be no refunds within 24hours of the move in date or once you have moved in.


Ogilvy&Sneyd will advise you if this is necessary and will be based on employment status.
